Short Term Rental Licensing Process Overview
It is unlawful to operate any short term rental in the City without a license pursuant to Chapter 6 Article 15 of the Edgewater Municipal Code. Except as otherwise provided herein, a property occupied solely for purposes of primary residence and short term rentals shall not be required to comply with the rental property maintenance code and registration requirements of Article 13 of Chapter 6 and Article 7 of Chapter 7, respectively, of this Code. A short term rental shall not constitute a "bed and breakfast", as defined an regulated by Chapter 16 of the Edgewater Municipal Code.
Notice: There may be no more than 10 rental days per month, or more days than 60 days per calendar year.

- Submit Complete Application: Ensure all fields are filled out. If a section is not applicable to your business, enter "N/A".
- Premises Diagram: In addition to state requirements, Edgewater requires a diagram of the proposed business premises and a description or illustration of the area(s) that will be used for short term rental purposes. - Life Safety Inspection: All initial and renewal Short Term Rental License applications must have a completed life safety inspection of the licensed premises.

- Compliance: Review all building, housing, and health codes. Property must be in compliance. Provide proof of compliance and approvals from all local, state, and federal agencies with jurisdiction over your business. Additional documentation may be requested by the City Clerk for review.
Be sure to submit the following:
- The full name, address and telephone number of an authorized agent with either a residential or business address within fifty (50) miles of the City of Edgewater, along with a copy of the writing designating the agent to act, in the applicant's absence, as the representative of the applicant on issues related to the short term rental.
- A sworn affidavit that the applicant has followed all license requirements, that there are no private rules or covenants that prohibit the use of the licensed premises as a short term rental, and that the application is complete and contains no false, misleading or fraudulent statements.
- The address of the proposed licensed premises and a description or illustration of the area(s) that will be used for short term rental purposes.
- Proof of applicant's principal residence at the licensed premises.
- A current list of the addresses of all property located with in one hundred (100) feet of the property upon which the licensed premises is situated.

8. Missing Documents: If any fields are incomplete or additional documents are needed, the City Clerk's Office will return your application with instructions on what is missing.
9. Payment of Fees: Once the application is complete, the City Clerk's Office will assess the fees. Payment can be made online through CommunityCore, by phone (with card), or in person (cash, check, or card). An invoice will be emailed once fees are assessed.
10. Approval Process: After payment, your application will be forwarded to various city departments for approval.

13. Track Approval Status: You can monitor the status of your approvals by checking the "workflow" section in CommunityCore.
14. Neighborhood Short Term Rental Notification: Once the application is approved by all required departments, the City Clerk will notify properties located within one hundred (100) feet of the property.
15. Receiving Your Business License: Once all approvals are completed, the City Clerk's Office will email your business license to the applicant and any authorized users listed in CommunityCore.
16. License Expiration and Renewal: Your business license will expire on the date shown on the license. You will receive a reminder to renew before it expires.
17. Notify of Any Changes: The licensee must promptly notify the City Clerk in writing of any changes to the information provided in the application.
18. Posting the License: The business license along with required notices must be displayed in a conspicuous location on the licensed premises, visible to the public.
